Finding the right estate agent for your property can make a big difference to the sale price and speed of sale. While there are many estate agents out there, not all of them are good. So how do you know which ones are worth using?

– What is their experience? Estate agents come and go all the time, so it’s important to know if they have been in business long enough to understand current market conditions in your area. Some companies have been around for only a few years, while others have been operating for decades. If a company has only been trading for a few years, they may not yet know every trick of the trade or be able to advise you on the best way to sell your home quickly and at its best price.

– Do they have any awards or accreditations? There are lots of different awards out there that estate agents can earn from various bodies, including from the Institute of Sales and Marketing Management (ISMM) and Royal Institution of Chartered Surveyors (RICS). Awards such as these show that an agent has achieved high levels of professionalism and dedication to their job. The more awards an agent has on their wall, the better!

Estate agents specialise in different types of property – some are more focused on homes, others focus on commercial properties or farms. Some even specialise in specific sectors like student housing or holiday lets. If you’re looking for an agent that has experience selling properties in your area, then make sure they have plenty of recent examples to show you. Estate agents generally charge a commission on each sale (usually between 3% and 6%). You will want an agency with a proven track record of success and longevity in their industry – after all, if they’re going to be representing your property then you want them to have enough experience to get the job done right first time.
